About ClearATL
What is ClearATL?
To begin, ClearATL serves Metro Atlanta as a full-service real estate brand and a DBA of Wynd Realty. We combine professional representation, modern marketing, and a lower listing commission. As a result, sellers can keep more of their equity without giving up personal service.
Is ClearATL really a full-service real estate agent?
Yes. ClearATL guides you through the entire home-selling process. First, we help you understand the market and prepare a clear strategy for your property.
- In-person or virtual listing consultation
- Comparative market analysis and pricing guidance
- Property preparation recommendations
- Professional photography
- Floor plans when appropriate
- MLS listing and online marketing
- Electronic showing coordination
- Open houses when appropriate
- Offer review and negotiation
- Inspection and appraisal support
- Contract-to-closing coordination
Next, we market the home, coordinate buyer activity, and negotiate on your behalf. Finally, we manage the details through closing. Therefore, a lower listing fee does not require you to give up professional representation.
Understanding the Fees
How much does ClearATL charge to sell my home?
ClearATL charges a 1.25% listing fee, subject to a $3,500 minimum.
Before you make a commitment, we explain the commission and every included service in your listing agreement. In addition, you can negotiate all real estate commissions because no law sets them.
Are there any hidden broker or administrative fees?
No. ClearATL does not charge separate broker, administrative, photography, floor-plan, technology, or lockbox fees.
However, sellers may still pay ordinary transaction expenses that do not come from ClearATL. For example, these expenses may include attorney charges, taxes, HOA-related costs, repairs, home warranties, seller concessions, or negotiated compensation to a brokerage representing the buyer.
Does the 1.25% listing fee include compensation for the buyer's agent?
No. The 1.25% listing fee compensates ClearATL for representing you as the listing brokerage.
Instead, you negotiate compensation for a brokerage representing the buyer separately. We explain your available options and help you decide whether buyer-broker compensation or other concessions support your overall pricing and marketing strategy.
MLS, Photography & Exposure
Will my home be listed in the MLS?
Yes. ClearATL lists your home in both major Metro Atlanta MLS systems: FMLS and Georgia MLS (GAMLS).
Next, MLS syndication distributes the listing to major consumer real estate websites and brokerage home-search platforms. As a result, buyers and real estate professionals can find your property across multiple search channels.
Is professional photography included?
Yes. ClearATL includes professional listing photography without charging a separate photography fee.
In addition, we may use floor plans, drone photography, or other media when the property and marketing strategy call for them.
Do you conduct open houses?
Yes. We may include open houses when they support the selling strategy for your property.
Before scheduling one, we discuss timing, promotion, security, likely buyer traffic, and the value an open house may provide for your particular listing.
What Happens Once Your Home Is Listed?
How are showing appointments handled?
We coordinate showings through an electronic scheduling system. Therefore, you can receive appointment requests, approve or decline showings, block unavailable times, and review feedback from visiting agents.
For a vacant home, we can often configure the instructions to reduce the need for manual approval.
Will you put a lockbox and sign on my property?
When appropriate and with your approval, ClearATL includes a professional electronic lockbox. Alternatively, you may prefer to use an existing electronic keypad.
We can also install a yard sign with your permission. However, if privacy, security, or personal preference makes a sign undesirable, you can choose not to use one.
Where We Work
What areas does ClearATL serve?
ClearATL serves homeowners and buyers throughout Metro Atlanta. For example, we work in Atlanta, Brookhaven, Chamblee, Doraville, Dunwoody, Decatur, Tucker, Sandy Springs, Marietta, Smyrna, Roswell, Alpharetta, Johns Creek, Norcross, Lawrenceville, Peachtree Corners, East Cobb, and surrounding communities.
If your property lies outside these areas, contact ClearATL to confirm service availability.
One Important Thing to Remember
A lower commission does not automatically mean less service. Therefore, compare the complete package when you evaluate Atlanta real estate listing companies. Look closely at pricing guidance, photography, MLS exposure, showing management, negotiation, contract support, additional fees, and the person who will represent you through closing.
